Our qualified and experienced Royal Institution of Chartered Surveyors (RICS) professionals will produce a clear report that’s easy to understand after conducting an in-depth visual inspection of your property. Survey Level One: RICS Home Condition Report

The condition of the property, any risks, potential legal issues, and any urgent defects are detailed in an RICS Home Condition Report. Our simple ‘traffic light’ ratings system clearly identifies the condition of the key elements of the building. 

Level One surveys are our lowest priced survey, aimed at newer homes and conventional properties.

 

Survey Level Two: RICS HomeBuyer Report (HBR)

An RICS HomeBuyer Survey will provide you with a detailed description of the current state and condition of the property you are buying. It is recommended by the RICS for properties that are “fairly standard and potentially in need of some attention”.

Our HomeBuyer Survey complies with current RICS guidance and includes:

  • Clear and easy to understand ‘traffic light’ ratings to describe the condition of the property

  • A summary of the risks to the condition of the property

  • Advice on repairs and ongoing maintenance that the property will require

  • Issues that need to be investigated to prevent serious damage or dangerous conditions occurring

  • Legal issues that need to be addressed by your solicitor before they legally complete your property purchase

  • Information on location, local environment and the recorded energy efficiency, if this information is available.

 

Survey Level Three: RICS Building Survey

An RICS Building Survey is our most comprehensive form of survey. It is a thorough inspection of the structure and fabric of the property. This type of inspection allows us to provide you with a greater level of detail than is contained in a HomeBuyer Report, so you will have all the required information to confidently make your decision to purchase your chosen property.

Whilst an RICS Building Survey can be carried out for any type of residential property, it is essential if you are intending to purchase:

  • A large, older or run-down property

  • A property that is unusual or has been altered

  • You are planning to do major works once you own the property

 

The survey consists of a detailed visual inspection of the property, its services and the grounds. It includes:

  • A description of visible defects and potential problems caused by hidden flaws

  • An outline of repair options and the damage that could be caused by not doing those repairs

  • Advice for your solicitor and details of serious risks and dangerous conditions

  • A description of the type of construction, materials used, the condition and an assessment of the relative importance for you of any defects or problems that we identify.

 

In addition, our survey report will:  

  • Describe for you any risk that we identify as a result of potential or hidden defects in areas that we have not inspected

  • Explain the most likely cause(s) of the defects we have identified

  • Outline what works need to be done to the property repair those defects and explain the likely consequences of not doing those works

  • Provide you with our recommendations for prioritising and the likely timescale for completing any necessary work
